01 · The residence

Furnished, renovated in 2024, with the beach at the garden gate.

The house stands directly behind the sandy public beach of Casuzze, a small seaside village in the municipality of Santa Croce Camerina, about 5 km by road from Marina di Ragusa on the south-east coast of Sicily. A gate on the beach side leads straight onto the sand.

Inside, an open-plan living room and kitchen open onto a light stone terrace of approximately 150 m², with three bedrooms and two bathrooms. The home is sold furnished and is available immediately, with photovoltaic panels, heat pumps, home automation, alarm, video surveillance, fibre internet, a 24 m² garage and approximately 30 m² of outdoor parking.

02 · Casuzze beach

Step out of the gate and onto the sand.

Casuzze’s beach is a stretch of fine sand facing south, shared by a quiet village and linked along the coast to Caucana, Punta Secca and Marina di Ragusa. In 2026 the coast of Casuzze, Punta Secca and Caucana received the Bandiera Verde, the award Italian paediatricians give to beaches suited to children. The beach is public: the property offers direct access, not exclusive use.

Living, inside and out

Open the doors. Let the sea in.

Glass doors connect the living room and kitchen to the seafront terrace. Breakfast outdoors, long lunches with family and friends, evenings watching the light change over the water: the terrace is designed to be lived in, and the sea is in view from inside the house too.

Frequently asked questions

Is the beach private?

No. The beach is public. The property has direct access to it; the sale does not include ownership or exclusive use of the beach.

What does 129 m² refer to?

129 m² is the cadastral area, not the net internal living space. The terrace is approximately 150 m², the garage 24 m² and the outdoor parking approximately 30 m². Ask for the floor plan.

Can I see the house before travelling?

Yes. Book a live video viewing on WhatsApp: the agency will show you the terrace and the interiors and answer your questions.

Do I need a car?

For daily life it is strongly recommended. A Tumino bus stop is about 600 m away, but services are less frequent on Sundays and holidays, and some routes require changes.
